For the layman, it may seem unusual for roofing contractors not to have fixed prices for their services. But there’s a lot that goes into an estimate.
Calculating roof replacement costs involve many variables, including type of material and roof slope to name a few. There is no exaggeration when we say that each roof is unique: even two similar houses with the same footprint will significantly vary in roof replacement costs. This is why the only way for a roofing contractor to name a price is through a roofing estimate.
A typical roofing estimate includes a breakdown of the roofing costs. In addition to the roofing material, accessories and labor, the cost breakdown should also include components, such as fasteners and blown-in insulation. As the homeowner, don’t hesitate to ask questions and make revisions until you get the combination that works with your budget and your specifications.
To give you an idea of what goes into a typical roofing estimate, here is a sample breakdown. Note that actual percentages will vary.
Materials (42%) – The term “material” generally refers to the main body of the roof, which could be asphalt shingles, metal or tile, but it also includes ridge caps, flashing and underlayment.
Labor (17%) – In addition to installation work, labor costs also cover administrative costs, workers’ compensation and payroll taxes.
Tear-Off and/or disposal (12%) – Tear-off and disposal costs are usually listed as a separate expense because the amount of material to be torn off can vary. A homeowner may also choose to hire a disposal contractor independently.
OSB or plywood (14%) – Roof decks can be built from oriented strand board (OSB) or plywood and can be used for two installations (new and replacement) depending on its condition. This means new decking may not always be needed.
Everything else (15%) – The remaining 15% covers other costs, such as permit application fees, federal state taxes and liability insurance.
